Marbella, July 08th, 2024 – The real estate market has slowed down somewhat across the board in the province of Málaga during the first six months of 2024. However, in the Golden Triangle (Marbella, Estepona and Benahavís) and in the premium segment, sales have exceeded all existing forecasts and in the most exclusive areas demand is even greater than supply.
One of these coveted enclaves is Puente Romano, a luxury beachfront residential development that shares space with the hotel of the same name, considered the best resort in Spain. According to data from Pure Living Properties, a real estate agency specialising in premium areas, sales in Puente Romano (Puente Romano Phase 2, Marina de Puente Romano and UNO) have increased by more than 20% during the first half of the year.
According to Javier Nieto, CEO of Pure Living Properties, this notable increase is mainly due to the fact that 2023 was relatively slow in terms of sales in Puente Romano. ‘Prices were very high and owners were unwilling to negotiate, but this year they are more willing to negotiate, which is why sales have been very active again,’ he says.
‘Puente Romano is a unique place in the world, offering the highest levels of luxury and excellence in the heart of a typical Andalusian white village. All this on the shores of the Mediterranean in the heart of the Golden Mile and with a gastronomic offer that combines the best national and international references (Nobu, Cipriani, COYA, Gaia, Chanca, Dani García…). It is more than a destination, the client who invests in this area is buying a lifestyle, everything a client of this type wants here is close at hand: haute cuisine restaurants, tennis clubs, shops of the best brands, beach, first class sports facilities… they don’t need the car for practically anything’, adds Nieto explaining that the demand from foreign investors has skyrocketed in recent years.
With an average price of over 30,000 €/m2 (in Marbella the average price is 4,703 €/m2 and in the province of Málaga it is 3,226 €/m2), Puente Romano has become the residential area with the most expensive luxury flats in Spain and one of the most sought-after areas on the Costa del Sol.
Pure Living Properties, the leading agency in Puente Romano, has an exclusive catalogue of more than 30 properties for sale in the different areas of this resort, ranging from duplex penthouses with frontal sea views, villas, flats and even an exclusive garage space, priced at over €95,000 for a space of 12.50 m2 (the average price of a garage space is between €50,000 and €60,000).
The most expensive property that this agency currently has for sale in Puente Romano is the Ático One, a fusion of two properties that results in a 454 m² duplex penthouse with 211 m² of terrace space, which has six bedrooms, six bathrooms, a gym, several terraces and a swimming pool with sea views and is priced at 22 million euros.
‘The price of Ático One is not exorbitant, as they are two properties joined together and finding two penthouses to join is no easy task, having more than 22 metres of seafront frontage in Puente Romano is a real luxury. In addition, we must take into account that the price of a penthouse with front sea views already exceeds 10 million euros’, emphasises the expert in the premium real estate market.
A 548 m² villa with four bedrooms, four bathrooms, private pool and jacuzzi for 10.995.000 €, a frontline beach penthouse with frontal sea views, four bedrooms, four bathrooms and pool on the terrace with a total area of 211 m² and 101 m² outside for 10.900. 000, a three bedroom, four bathroom penthouse overlooking the prestigious Puente Romano tennis courts for €7,200,000 or a 66 m² one bedroom, one bathroom flat for €2,175,000 are just some of the properties Pure Living Properties has for sale in this sought-after residential development on the Mediterranean shores.
‘For international investors Puente Romano is a safe bet, we have some clients who have bought up to five properties here, because they trust us, the track record and market knowledge of our team and because they know that we will help them to get a return on their investment in a short time,’ explains the CEO of Pure Living Properties, a company with more than 15 years of experience in Marbella’s most exclusive real estate market.
Almost 100% of the buyers investing in Puente Romano are foreigners, most of them Irish, English, Swedish and Belgian. In addition, in recent years other markets such as the United Arab Emirates, Saudi Arabia and the USA have also been growing. The most sought-after properties in the area are duplex penthouses on the beachfront with panoramic views of the Mediterranean, two and three-bedroom flats or even smaller studios inside the hotel.
‘Some clients buy a flat, completely refurbish it and put it up for sale again, obtaining a high return on their investment,’ explains the CEO of Pure Living Properties, a leading agency in Puente Romano.
In the case of long term rentals, prices in Puente Romano are around €10,000 per month for a three-bedroom flat, although they can even exceed €15,000 if the property has sea views. For holiday or short term rentals prices start from €1,000 per night and can go up to €2,500 for flats with views or private villas.
Puente Romano, which began construction in the 1970s, was designed by the prestigious architect Melvin Villarroel, a visionary who wanted to create a unique concept in Marbella that was completely different from the skyscrapers that were being erected all along the Spanish coast at the time.
